How long do I need to be in business to qualify?
Most standard lending guidelines require at least a two-year history of self-employment to establish a reliable average income. However, there are notable exceptions. If you have recently transitioned from a salaried role to an independent contract role within the exact same industry (which is very common in the IT and healthcare sectors), we can often find lenders who will consider your previous experience toward that two-year requirement.
What documents do I need to provide?
In 2026, the common standard for self-employed files is your last two years of T1 Generals and federal Notices of Assessment (NOAs). However, because we utilize specialized BFS programs, we may not need them. Instead, we can often qualify you using 6 to 12 months of your business bank statements to prove your actual cash flow, alongside standard documents like your proof of down payment, if you're buying, and a list of your current business assets.

How much down payment is required for an entrepreneur?
If your business income is fully verifiable through tax documents and you have a clean credit history, you can qualify with a standard down payment of just 5%. If you take heavy corporate write-offs and we need to use a "Stated Income" program (where we declare your income based on reasonable business revenue rather than tax documents), lenders typically require a larger down payment — usually 10% to 20% — to offset the perceived risk.

Can I still get a competitive interest rate?
Yes! Being self-employed does not automatically mean you will be punished with higher interest rates. If your documentation is strong and your credit is solid, you can access the exact same highly competitive rates as a traditional salaried employee. If your corporate structure is highly complex, we may look at specialized "B-Lenders" who offer incredible flexibility in exchange for a minor rate premium.
Should I stop writing off business expenses before I apply?
This is a very common myth. You do not necessarily need to abandon your tax strategy and pay thousands in unnecessary taxes just to buy a house, but you do need to plan ahead. We highly recommend meeting with our team 12 to 18 months before you plan to buy. We will review your "net" versus "gross" income with you to ensure you are on the right track for the exact mortgage amount you want to borrow.
